Selling a home in Sunrise today requires a different strategy than it did during the extremely competitive market of the COVID years. Buyers now have more properties to choose from, and many are taking more time to compare prices, condition, location, and overall value before making an offer.

That does not mean you cannot sell successfully. It means accurate pricing, thoughtful preparation and local market knowledge matter more than ever.

I have worked with buyers, sellers, renters and landlords in Sunrise for approximately 12 years. My experience includes single-family homes, traditional condominiums, rental properties and 55+ communities such as Sunrise Lakes. Here are some of the most important things I believe Sunrise homeowners should consider before putting a property on the market.

The Sunrise Market Has Changed

One of the most common mistakes I see is sellers expecting the same prices and rapid offers that became common during the height of the pandemic market.

That period was unusual. Inventory was extremely limited, interest rates were low and buyers frequently competed against one another. Today, prices and buyer expectations have adjusted.

A seller can look at a neighbor’s sale from several years ago and assume the property should be worth considerably more today. However, the right price depends on current comparable sales, active competition, property condition, location, and the type of home being sold.

Starting too high can cause a home to sit on the market. Once buyers begin wondering why it has not sold, the property may eventually require one or more price reductions. Pricing the home correctly from the beginning can help attract serious buyers while the listing is still fresh.

What Sunrise Buyers Notice

A home does not necessarily need a complete renovation to appeal to buyers. Many buyers are primarily looking for a home that feels clean, functional, and properly maintained.

Three areas commonly make a noticeable difference:

A clean, functional layout

Buyers want to understand how they can use the space. Removing excess furniture and clutter can make rooms feel larger and help buyers imagine their own belongings inside the home.

A usable kitchen

Not every kitchen needs to be brand-new. It should, however, be clean, functional and easy to move around in. Clear countertops, working appliances and simple repairs can improve a buyer’s first impression.

A clean and usable backyard

Outdoor living is important to many South Florida buyers. A backyard does not need to resemble a luxury resort, but overgrown landscaping, broken furniture and accumulated belongings may distract buyers from its potential.

Cleaning the yard, trimming plants and creating an open area for seating or recreation can help buyers see the space as an extension of the home.

Why Buyers Continue to Consider Sunrise

One of the things I personally appreciate about Sunrise is the city’s continued investment in its residents and neighborhoods.

Sunrise offers parks, recreational facilities, family activities and community events. The city’s quarterly Horizons Magazine helps residents find programs, events and local resources. Eligible residents can also enter the city’s Sunrise Suite Deal ticket drawings for select events at Amerant Bank Arena.

The city continues to improve established areas while welcoming new development. New housing is being introduced in different parts of Sunrise, and Baptist Health Sunrise Hospital is under construction near Oakland Park Boulevard and the Sawgrass Expressway.

Sunrise has also maintained the same property-tax millage rate since 2009. A homeowner’s actual tax bill will still depend on the property’s assessed value, exemptions, and applicable taxing authorities, but the city’s longstanding millage-rate history is worth noting.

These community investments and resident benefits are part of the story sellers can communicate when marketing a Sunrise home. Buyers are not only purchasing the property—they are also considering the surrounding community and its amenities.

Selling a Condo or a Home in Sunrise Lakes

Selling a condominium, particularly in a 55+ community such as Sunrise Lakes, requires additional preparation.

Before listing, sellers should understand the community’s age requirements, association approval process, monthly fees, financial requirements, rental restrictions, and any assessments that may affect a buyer’s decision.

Having this information ready can prevent surprises and help the Realtor market the property to qualified buyers. Condominium buyers are evaluating both the unit and the financial condition and rules of the association.

Because I have worked with Sunrise Lakes properties and other 55+ communities, I understand the importance of gathering these details early in the process.

Local Experience Matters

Every part of Sunrise is different. The strategy for selling a single-family home with a backyard may not be the same as the strategy for selling a traditional condo, a rental property, or a unit in a 55+ community.

After approximately 12 years of working with Sunrise Real Estate, I understand the area, its different property types, and the questions buyers commonly ask.
