7 Things to Know Before Buying a Home in Sunrise, Florida
Sunrise offers buyers a wide variety of housing options, from established single-family neighborhoods and 55+ condominiums to newer developments near Sawgrass Mills.
I have helped clients buy, sell and rent properties in Sunrise for many years, including single-family homes and condominiums in Sunrise Lakes. I have also worked with buyers considering newer communities such as Metropica.
If you are thinking about purchasing a home in Sunrise, here are seven important things to consider before making an offer.
1. Sunrise Offers Several Types of Housing
The first step is deciding which type of property fits your lifestyle, budget and long-term plans.
Buyers can find:
- Single-family homes with private yards
- Townhomes and traditional condominiums
- 55+ condominiums in Sunrise Lakes
- Newer residences near Sawgrass Mills, including Metropica
- Investment and rental opportunities
Each property type comes with different considerations. A single-family home may offer more privacy and outdoor space, while a condominium may include exterior maintenance and community amenities.
The right choice depends on more than the purchase price. Buyers should also compare monthly expenses, maintenance responsibilities, association rules and future plans.
2. The Different Areas of Sunrise Offer Different Housing Experiences
Sunrise is not one uniform market.
Original and eastern Sunrise generally contain more established neighborhoods and older homes. Buyers considering these properties should pay close attention to the age and condition of the roof, plumbing, electrical system, windows and major appliances.
Central Sunrise includes established residential communities, parks and convenient access to local services.
Western Sunrise features newer development and proximity to Sawgrass Mills, Amerant Bank Arena and the Sawgrass Expressway. Amerant Bank Arena is, of course, home to the Florida Panthers—Go Cats!
Instead of deciding that one section is automatically “better,” buyers should compare commute, housing style, property condition, monthly expenses and nearby amenities.
3. Review the HOA or Condominium Information Carefully
Before purchasing a property governed by a homeowners’ or condominium association, buyers should review more than the monthly fee.
Important questions include:
- What does the monthly fee cover?
- Is association approval required?
- Are there current or proposed special assessments?
- Are rentals permitted?
- Are there minimum credit or financial requirements?
- What are the parking, pet and vehicle restrictions?
- Does the association maintain adequate reserves?
- Are there age restrictions?
These questions are especially important when purchasing in a 55+ community such as Sunrise Lakes. Buyers should verify that they meet the applicable age and occupancy requirements and understand the association’s complete approval process.
An affordable-looking condominium can become significantly more expensive once monthly fees, insurance, assessments and other expenses are considered.
4. Investigate Flood Zones and Insurance Before Making a Final Decision
Flood-zone information can vary from one property to another, even within the same city or neighborhood. Buyers should verify the flood-zone designation for the specific address and determine whether the lender will require flood insurance.
The flood zone is only one part of the insurance conversation. The roof’s age and condition, electrical system, plumbing, wind mitigation features and previous claims may also affect availability and cost.
Whenever possible, request insurance quotes during the inspection period instead of waiting until shortly before closing. This gives you a clearer picture of the property’s actual monthly cost and may help you avoid an expensive surprise.
5. Sunrise Provides Extensive Parks and Recreation
One of the things I appreciate most about Sunrise is the city’s investment in parks, recreation and community activities.
Sunrise is also home to Markham Park, a 669-acre regional park operated by Broward County. In addition to camping, trails, a dog park and other recreational amenities, Markham Park is home to the Fox Astronomical Observatory. The observatory typically offers free public telescope viewing on Saturday nights, giving visitors an opportunity to observe the moon, planets, stars and other objects in the night sky.
Welleby Park is another popular option. At nearly 29 acres, it includes a dog park, playground, splash pad, walking path, picnic pavilions and other recreational amenities.
The available parks and activities vary by location, so buyers should explore the facilities nearest to the homes they are considering. The City of Sunrise’s quarterly Horizons Magazine is also a useful resource for current programs and community events.
6. Verify the Assigned Schools for the Exact Address
Sunrise includes several public elementary, middle and high-school attendance areas. However, school assignments can vary by address and may change.
Instead of relying solely on the school name shown in a real-estate listing, buyers should enter the property address into the official Broward County Public Schools “Find My School” tool. Families can then research the assigned schools, programs and transportation options directly through the district.
This is particularly important when comparing homes located near school-boundary lines. Two properties located relatively close to each other may not have the same assigned schools.
7. Look Beyond the Appearance of the Home
It is easy to fall in love with a renovated kitchen, attractive flooring or a beautiful backyard. However, buyers should also investigate the less-visible details.
Before purchasing, consider:
- Roof age and remaining useful life
- Air-conditioning age and condition
- Plumbing and electrical systems
- Insurance availability and estimated premiums
- Flood-zone information
- HOA or condominium financial condition
- Special assessments
- Property taxes
- Permit history
- Resale and rental restrictions
The goal is not to find a flawless home. It is to understand what you are buying and make an informed decision based on the complete picture.
Why Local Experience Matters
Once people move to Sunrise, many discover that they do not want to leave. The city offers established neighborhoods, newer development, parks, community activities, shopping, entertainment and a variety of housing choices.
However, purchasing a single-family home in Sunrise is different from purchasing in Sunrise Lakes or a newer development such as Metropica. Each requires a different review of expenses, restrictions and property-specific details.
